The Design and Construct Method: How to build a home without the stress (and not loathe the builder at handover!)
How to build a home without the stress (and not loathe the builder at handover!)
The Design and Construct Method
The Design and Construct Method
If you’ve ever dreamed of building or renovating your home, you’ve probably already discovered how overwhelming the process can feel. Between the architect, the builder, the designer, the engineers—and all the communication in between - many homeowners find themselves caught in a maze of decisions, deadlines and dollar signs.
But there’s a simpler, smarter way to bring your dream home to life: the Design & Construct method. We like to think of it as a ‘one team, end to end’ solution.
One Team, All the Way
From your first spark of inspiration to handing you the keys, The Yarrow’s—led by the husband-and-wife duo, Sarah (interior designer) and Tim (builder/project manager)—takes the helm of your project, blending design and construction into a single, smooth experience. Their studio is built upon this unified philosophy: “one team, end to end.”
This means no passing-of-the-baton between separate designers and builders—no miscommunication, no delays, no conflict. Your vision travels with a single, dedicated team who know your project inside out.
Clarity from the Get-Go
What sets them apart? The Yarrows have reverse-engineered the traditional model by building cost awareness into the design phase. Imagine seeing your build cost as it’s being designed. That level of transparency—a genuine game-changer—ensures your design doesn’t blow the budget. This is how we deliver beautiful homes with less stress for our clients—here’s why it works so well.
Too many people, more confusion
Traditional building processes often start with an architect designing plans, which the homeowner falls in love with, which are then sent out to tender for a builder to quote. While this sounds logical, it can sometimes create gaps in communication or unexpected budgeting surprises once construction begins—generally because the builder has not been provided enough information at the time of quoting meaning he is forced to ‘make provisional allowances’ for many items.
Some examples of provisional allowances might be: if the tiles for the bathroom have not yet been specified and documented at time of tender, the builder may make allowance for a large format 600x300mm tile to be laid on the floor and walls. However, if the design intention was to lay a small format tile on those surfaces, using two different tiles which require a sealant to be applied to them prior to installation (sit the case with natural stone tiles), then the material and labor cost for that one bathroom will be significantly more than quoted. Times that out by 100s of small decisions and it’s clear to see why many homeowners end us shocked, disappointed and disheartened by the whole process.
We all know people with the tradie horror stories. Don’t be those people.
The Yarrow’s team includes Sarah and Tim, interior designer and builder. Alongside them is their builder designer, Mike, who looks after the architectural plans, council planning, regulations and submissions. Then there’s the build team. A small but mighty team of talented craftspeople from our carpenters to the extended team of joiners, electricians, plumbers, painters and wallpaper installer. We have a little black book of tried and tested folk who know the level of detail we require and take pride in their craft.
